Our client for this project is the Design & Build Contractor; Francis Construction.

 

This project was for the provision of a new early years school for up to 100 girls aged between 3 and 5 years, in what was a former court lodgings. The existing building has been substantially renovated to provide new staff and teaching accommodation including new kitchen facilities. The existing garage/stable block has been converted, with the addition of a new build extension, to provide new classrooms and welfare facilities. A new hall with a link attached to the existing building is also included. The alternations and modifications are of traditional construction form. The new build portion is timber frame.


The project was completed in July 2013.


The construction value is approximately £1,150,000.


Challenges:
• Fitting the client’s requirements within the constraints of an existing building on a tight town site.
• Presence of trees, some of which had preservation orders, requiring care when undertaking excavations, ground works, underground services, and drains where environmental measures must be put in place to protect tree roots.
• Maintaining the quality of the concept design through detailed design and construction on a design & build approach.
• Co-ordinating multiple designers across the construction process (specialist suppliers, consultants, checking engineers), with works progressing on site whilst the detail design was still being developed.
